BOOKING CONDITIONS

  1. The booking form must be accompanied by a deposit of 25% of the total rental. The balance, together with a good housekeeping/damage deposit (see item 3 below) must be received no later than six weeks before the arrival date. Insurance is advised, since, in the event of cancellation, if the property cannot be re-let, the 25% deposit is normally non-refundable.
  2. The Old Mine House is usually available for occupation from 4:00 pm on the first day of your holiday and must be vacated by 10:00 am in the final day, unless otherwise agreed (e.g. weekends). The booking confirmation permits you and the numbers shown on the Booking Form to occupy the property for holiday purposes only, or other pre-determined use. Additional intended day visitors must be agreed with the owner.
  3. The refundable good housekeeping/damage deposit is a bond that reflects your agreement to leave the property in the condition in which you found it - this includes replacing all furniture, kitchen equipment etc as found. There will be deductions for damage and also for any additional cleaning required, over and above that reasonably expected.
There is also STRICTLY NO SMOKING within the house (following two serious bedroom incidents); this is non-negotiable and contravention will seriously jeopardise your entire good housekeeping/damage deposit, as will damage deemed reckless or 'non-accidental'.
The balance will be refunded to you within 14 days of your departure.
  4. For insurance purposes, house decorating is not permitted; similarly, since the house is adequately equipped, any additional electrical equipment must be sanctioned by the owner.
  5. The owner will not be liable to you or any member of your party for any loss or damage to personal property, howsoever caused.
  6. The Old Mine House is a peaceful retreat with cared-for grounds that are a wildlife haven. It is requested that visitors be respectful of this whilst still enjoying the freedom of the environment. Reasonable supervision of children is requested.
  7. Illegal substances, guns, dogs, fireworks, candles and nightlights are NOT permitted anywhere on the property.
  8. A small discretionary fuel supplement may be deducted from the good housekeeping deposit for heating needed between April and September.

It is essential that all guests are familiar with the Booking Conditions. In the main, their aim is to protect the fabric of the property for those coming after; in the event of serious breach, the owner reserves the right to exclude anyone or the entire group from the property the same day, without any compensation becoming payable.

In the event of any complaint, please contact the owner during your stay in order that remedial action may be taken as soon as possible.
