GROUNDS . Set amongst nine acres of Dartmoor National Park
Front lawns – secluded relaxation area, shrubs, benches, picnic tables, summerhouse.
Rear orchard – covered permanent bbq area; 2-seat sauna cabin; lookout tower (views to Cornwall ).
Kids' play area beside house – treehouse, Wendy house, swings, slide, climbing frame, monkey bars, punch bag, treewalks, rope ladder etc.

Adjoining species-rich hay meadow – badminton net/games box (rounders, cricket, Frisbees, football etc.)
Wetland nature area. Pond (fenced) – hammock, arbour, landing stage, seats.
Goats, geese, ducks and guinea-fowl are kept on the property
Woodland footpath to open moor, badger setts and village pubs.
Dawes tandem bicycle is an optional extra.

PRICES

Despite the current harsh economic climate, I am of the view that everyone deserves a break or holiday. Therefore, in an effort to accommodate all pockets, I am dispensing with a price list and offering rates on a totally flexible/negotiable basis, bettering similar sized properties. The house is there to be let, at an affordable rate for as few as, say, 6, or as many as 18-20, based around your budget. By doing this I am hoping to be fair, realistic, and not out of reach of most bank balances. Simply give me a call to agree a rate. To further ease the budget, everyone arrives to a big, complimentary fruit pie, cooked by the village baker that day; also, waiting in the fridge for weekend groups are breakfast basics - eggs, bacon, bread, milk, yogurts, juice etc.

Finally, I have the number of a local chef/caterer who delivers some pretty exciting, 'hand-made free range meals' to the door for under £3.50 a head - extensive menu available when you book.

Rates for courses, seminars, day groups, etc. are also available and competitively negotiable.

Prices are inclusive of electricity, linen, and oil, coal and log charges where appropriate; a refundable good housekeeping/damage deposit is required on all bookings.

Out of consideration for other guests and also due to free-ranging livestock, I am not able to accommodate dogs.

Just yards from the big house, a fully restored workshop/studio/recreation facility is available for group use by arrangement and an additional supplement; included are lighting, power points, sink facility, work furniture, log grate, sofas, table tennis etc. Call for further details.
